You know what, though? Sometimes, the house is overpriced. Sometimes, faith is an important part of their lives. Sometimes, people talk too much; sometimes they have a phony laugh; sometimes, people lie.

If you want an agent that doesn't fit that bill, then you have to keep looking. Don't blame the profession because the first few agents you meet don't meet your expectations; few of us married our junior-high sweethearts.?

While I do not think it is acceptable for any licensee to lie, I think that if we reverse the circumstances - we have clients that talk too much or too little, have a phony laugh or dour personality, speak too much about their Faith . . .?

Personally, I think that if you do find an honest and knowledgeable agent that can help you reach your real estate goal, it would be worthwhile allowing them their bad jokes, fake laughter, and frequent references to their Faith.?

Obama health law anniversary finds two Americas

WASHINGTON (AP) ? Three years, two elections, and one Supreme Court decision after President Barack Obama signed the Affordable Care Act, its promise of health care for the uninsured may be delayed or undercut in much of the country because of entrenched opposition from many Republican state leaders.

In half the states, mainly led by Democrats, officials are racing deadlines to connect uninsured residents to coverage now only months away. In others it's as if "Obamacare" ? signed Mar. 23, 2010 ? had never passed.

Make no mistake, the federal government will step in and create new insurance markets in the 26 mostly red states declining to run their own. Just like the state-run markets in mostly Democratic-led states, the feds will start signing up customers Oct. 1 for coverage effective Jan. 1. But they need a broad cross-section of people, or else the pool will be stuck with what the government calls the "sick and worried" ? the costliest patients.

Insurance markets, or exchanges, are one prong of Obama's law, providing subsidized private coverage for middle-class households who currently can't get their own. The other major piece is a Medicaid expansion to serve more low-income people. And at least 13 states have already indicated they will not agree to that.

"It could look like two or three different countries," said Robert Blendon, a Harvard School of Public Health professor who studies public opinion on health care. "The political culture of a state is going to play an important role in getting millions of people to voluntarily sign up."

Civic leadership ? from governors, legislators, mayors and business and religious groups ? is shaping up as a huge factor in the launch of Obama's plan, particularly since the penalty for ignoring the law's requirement to get coverage is as low as $95 the first year.

People-to-people contacts will be key, and the potential for patchwork results is real.

"Obviously it's a possibility in terms of there being some real difficulties," said Sen. Bob Casey, D-Pa., whose efforts helped pass the law. Casey also said he believes the Obama administration will be ready to lead in states holding back.

Disparities already are cropping up.

Town Meeting Day ? the first Tuesday in March ? is a storied tradition in Vermont, and this year it provided a platform to educate residents about their options under the health care law. As many as 250,000 may eventually get coverage through Vermont Health Connect, as the state's marketplace is known.

"Even before we were a state, these town meetings existed," said Sean Sheehan, director of education and outreach. "It's a way people come together as a community, and we are counting on those community connections to get the word out." The health care plan was on the agenda at about 100 town meetings, and other local gatherings are taking place.

Texas residents are entitled to the same benefits as Vermonters, but in the state with the highest proportion of its population uninsured, Gov. Rick Perry will not be promoting the federal insurance exchange, a spokeswoman said. Nor does Perry plan to expand Medicaid.

The result is a communications void that civic and political groups, mayors, insurers and hospitals will try to fill.

"You have people who aren't really charged up about it because they don't even know that they would qualify," said Durrel Douglas, spokesman for the Texas Organizing Project, an activist group. A national poll this week by the nonpartisan Kaiser Family Foundation found that two of every three uninsured people don't know enough about the law to understand how it will affect them.

Supporters of Obama's law in Texas say the federal government hasn't shown up yet to launch the state's insurance exchange and no one is sure when that will happen.

"It is a much bigger lift here," said Anne Dunkelberg, associate director of the Austin-based Center for Public Policy Priorities, which advocates for low-income people. "The sooner the federal exchange can get engaged and working with all the folks here who want to promote enrollment, the better."

The Congressional Budget Office predicts a slow start overall, with only 7 million gaining coverage through the exchanges next year, rising to 24 million in 2016.

At a recent insurance industry meeting, federal officials directing the rollout rattled off a dizzying list of deadlines. Public outreach will begin in earnest this summer and early fall, said Gary Cohen, head of the Center for Consumer Information and Insurance Oversight.

The government sees three main groups of potential customers for the new insurance markets, he said.

There's the "active sick and worried," people who are uninsured or have pre-existing medical conditions. Under the law, insurers will no longer be able to turn the sick away.

There's the healthy and young. "They feel invincible, they don't feel a need for health insurance," said Cohen.

Finally, there's the passive and unengaged. "For these people, a significant education effort needs to happen," he said.

To keep premiums affordable, the government will need to sign up lots of people from the last two groups to balance those in poor health, who will have a strong motivation to join.

The official heading consumer outreach for the rollout, Julie Bataille, acknowledges the challenge but says she's confident.

"This is a really an enormous opportunity for us to change the conversation around health care and help individuals understand the benefits they can get," she said.

ISABELLA CO. -- An Isabella County woman was arrested for stealing over $10,000 worth of electronic dog collars and invisible fencing.

Kathleen Kolb was charged with first degree Retail Fraud today after being observed leaving the store with stolen collars and fencing on January 8. Kolb said she was stealing the items from the store and selling them on eBay.

The investigation into Kolb began on January 1 this year when Menard's workers alerted the police that she may have been stealing electronic dog collars from the store. An investigation revealed Kolb had been stealing from the store since October of 2012. Menard's estimated her thefts totaled over $10,000.

A preliminary exam is scheduled for March 28, 2013.

DECATUR, Texas (AP) ? A paroled Colorado inmate who may be linked to the slaying of the state's prison chief led Texas deputies on a 100 mph car chase that ended Thursday after he crashed into a semi and then opened fire before being shot down by his pursuers.

Evan Spencer Ebel, 28, was driving a Cadillac in Texas that matched the description of the vehicle seen leaving the neighborhood where prisons chief Tom Clements was shot. Ebel was hooked up to equipment for organ harvesting and authorities say he is not expected to survive.

Colorado investigators immediately headed to Texas to determine whether Ebel was linked to Clements' slaying and the killing Sunday of Nathan Leon, a Denver pizza delivery man. Police in Colorado would only say the connection to the Leon case is strong but would not elaborate or say if they believe Ebel killed Clements and Leon.

The Denver Post first reported Ebel's name, and that he was in a white supremacist prison gang called the 211s. A federal law enforcement official confirmed his identity and gang affiliation to The Associated Press. The official was not authorized to speak publicly about the case and spoke to the AP on condition of anonymity.

The killing of Clements, 58, shocked his quiet neighborhood in Monument, a town of rolling hills north of Colorado Springs, for its brutality: He answered the door of his home Tuesday evening and was gunned down. Authorities wouldn't say if they thought the attack was related to his job, and all Clements' recent public activities and cases were scrutinized.

The Texas car chase started when a sheriff's deputy in Montague County, James Boyd, tried to pull over the Cadillac around 11 a.m. Thursday, authorities there said. They wouldn't say exactly why he was stopped, but called it routine.

The driver opened fire on Boyd, wounding him, Wise County Sheriff David Walker said at an afternoon news conference in Decatur. He then fled south before crashing into a semi as he tried to elude his pursuers.

After the crash, he got out of the vehicle, shooting at deputies and troopers who had joined the chase. He shot at Decatur Police Chief Rex Hoskins four times as the chief tried to set up a roadblock.

"He wasn't planning on being taken alive," Hoskins said.

Boyd, the deputy who was shot, was wearing a bulletproof vest and was at a Fort Worth hospital, authorities said. Officials had said he wasn't seriously injured but later said his condition was unknown.

The car is so far the main link authorities have given between the Colorado case and the Texas shootout. El Paso County sheriff's investigators have been looking for a dark, late-model car, possibly a Lincoln or a Cadillac, that a neighbor spotted near Clements' home around the time of the shooting.

"We don't know yet exactly whether this is the guy," Gov. John Hickenlooper told reporters Thursday afternoon. "There's some indication. I hope it is."

El Paso County sheriff's officials did not return repeated messages Thursday. In a statement, Lt. Jeff Kramer said investigators will inspect evidence in Texas and would need crime lab analysis before they're able to determine whether the suspect is linked to Clements' shooting.

"These efforts take time," Kramer said.

Other links between Ebel and the Colorado killings aren't clear. Legal records show he was convicted of several crimes in Colorado dating back to 2003, including assaulting a prison guard in 2008. He apparently was paroled, but Colorado Department of Corrections spokeswoman Alison Morgan said she could not release information on prisoners because of the ongoing investigation into Clements' death.

Scott Robinson, a criminal defense attorney and media legal analyst, represented Ebel in 2003 and 2004. He said Ebel had been sentenced to a halfway house for a robbery charge in 2003 before he was accused in two additional robbery cases the following year that garnered prison sentences of three and eight years.

"I thought he was a young man who was redeemable, otherwise I wouldn't have taken the case," Robinson said, saying he didn't recall the details of the case.

Robinson said he knew Ebel before he got in trouble. He said Ebel was raised by a single father and had a younger sister who died in a car accident years ago.

Vicky Bankey said Ebel was in his teens when she lived across from him in suburban Denver until his father moved a couple of years ago. She remembers seeing Ebel once jump off the roof of his house. "He was a handful. I'd see him do some pretty crazy things," she said.

"He had a hair-trigger temper as a kid. But his dad was so nice," Bankey said.

Ebel's father didn't return an after-hours phone message left at his business.

Clements came to Colorado in 2011 after working three decades in the Missouri prison system. Missouri Department of Corrections spokeswoman Mandi Steele said Thursday the department was ready to help in the probe if asked.

"Tom regularly commented that corrections is inherently a dangerous business, and that's all that I'll say," Morgan, who worked closely with Clements, said earlier.

Officials in positions like Clements' get a deluge of threats, according to people who monitor their safety. But it can be hard sorting out which ones could lead to violence. A U.S. Department of Justice study found that federal prosecutors and judges received 5,250 threats between 2003 and 2008, but there were only three attacks during that time period.

The last public official killed in Colorado in the past 10 years was Sean May, a prosecutor in suburban Denver. An assailant killed May as he arrived home from work. Investigators examined May's court cases, but the case remains unsolved.

3. Does the server have scripting support?

To run Blogs, Content Management Systems and the like, you will need the webserver to have scripting support (php etc). Most servers come standard with php support, but it is worthwhile confirming this.

Email domain forwarding will divert email from one domain to the primary domain, thus making you more contactable.

7. SPAM filtering.

There is nothing more annoying than receiving SPAM in your email inbox. You should check what level of email SPAM and virus filtering the webhosting company provides. Check how often the definitions for the filters are updated ? some update monthly, others update hourly. Spam is generated minute by minute, a filter that is updated monthly will allow a lot more SPAM emails through than one that is updated hourly.

Is the SPAM filtering device separate to webserver, or is it a function of the webserver? If the SPAM filtering is performed on the webserver, this takes up valuable processing resources that should be used to present your website to visitors in a more timely fashion. A separate SPAM filtering device is preferable.

8. Web Mail.

Is it possible to access your mail from anywhere on the web? Whilst it?s fine to configure your desktop PC to download mail to your email client (like Outlook), there will be times that you are mobile and don?t have access to your PC. In these cases, you should be able to use a web browser to access your mail box from Internet Cafe or a remote office.

9. Level of Support provided.

What type of support does the hosting company provide? Is it business hours only or phone support only? Do they provide 24 hours a day, 7 days a week phone, email or Live Chat support? Does the hosting company actively monitor their services and rectify problems as they occur, or do they wait for a customer to call them? As a business, your online presence should be available 24 / 7 ? if there is a problem, you want it dealt with quickly and effectively. If you need to talk to someone for assistance, you should be able to.
